ROLE: DC Engineering Manager for Consulting Services Overall Role Lead the overall operations consulting engagement for data centre project transitions. Provide strategic direction, stakeholder management, and ensure successful delivery of all consulting activities from project initiation through go-live and continuous improvement phases. Oversee all technical, operational, and commercial aspects of the consulting engagement. Major Responsibilities Project Initiation & Setup Develop consulting frameworks including SOWs, organization structures, RACI matrices, and project schedules Create stakeholder engagement strategies and communication protocols Establish site readiness criteria and review lessons learned from previous projects PM/CM Support - Design & Budget Management Review design documentation including SOOs, SLD, and assess system redundancy and backup systems from operations perspective Support RFP development for operational requirements Oversee budget planning, LCC analysis, and conduct comprehensive cost reviews (maintenance, spare parts, operational costs) Review facility layouts and shop drawings (Chiller, CRAH, EHV, HV, UPS) for operational efficiency and maintainability Review BMS operational requirements and develop specification documents Review BMS alarm system configuration, point lists, and screen layouts Validate all BMS setpoint values and user interfaces Develop spare parts inventory plans with risk assessments Create consumables requirement lists Develop statutory maintenance trackers for compliance requirements Commissioning Support Participate in key commissioning meetings and provide operational input Review L1-L6 commissioning plans on sampling basis Witness critical tests and commissioning events (HLT, IST) Review BMS interface test reports and provide operational feedback Track and review operations-critical punch list items Review handover plans (L6) from operational perspective Ensure smooth transition from commissioning to operations Operations Readiness - Documentation & Training Develop account management book (site field manual) and procedures index Create comprehensive operations documentation including SOPs and EOPs on MCIM system Develop site rounds checklists Develop and execute training programs with evaluation sheets Maintain training completion records Operations Readiness - Vendor & Contract Management Execute vendor contracts and coordinate contract negotiations Establish vendor SLAs and KPIs Develop maintenance SOWs for vendor contracts Create inventory management plans Operations Readiness - EHS & Compliance Establish EHS compliance frameworks and safety protocols Define PPE requirements and develop safety packages Develop site induction packages for contractor and vendor onboarding Create site orientation packages for all site personnel Operations Readiness - Final Preparation Establish staffing plans and job descriptions Finalize operations budget based on vendor contracts Validate technical readiness for go-live Go Live & Continuous Improvement Conduct final checks on as-built drawings and confirm operational readiness Capture lessons learned and implement process improvements Develop comprehensive feedback reports and strategic recommendations for future projects Qualifications & Experience Essential Requirements 7+ years in data centre operations, mission-critical facilities management and consulting Proven track record in operations transition and readiness activities Strong expertise in BMS systems, M&E design, commissioning processes, and maintenance planning Experience in budget planning, LCC analysis, and vendor management Proficient in developing operational procedures, training programs, and EHS frameworks Experience in contract management and vendor relations Knowledge of statutory compliance and maintenance requirements Strong technical writing and documentation skills Business-level English and native Japanese Location: On-site –Tokyo, Japan If this job description resonates with you, we encourage you to apply even if you don’t meet all of the requirements.
